1335 Howe is downtown Vancouver the way it is actually built now: a mixed-use tower with residential above, commercial at grade, and parking underneath, delivered with Onni from 2018 to 2021.

The work was superintendent team leadership across the whole stack. Downtown logistics, a live neighbourhood, and three programs sharing one hoist do not forgive a fuzzy org chart.

At $200M it sits in the middle of the practice’s range — large enough to demand tower discipline, close enough to the ground that the retail and the lobby still have to feel finished on the same day.
